FONTANA Milano 1928 radically revises interior spaces in terms of function, colors and atmospheres, designed according to the timeless taste of Italian elegance, the brand’s hallmark.

Hall and lounge
The distribution to the various building levels is ensured by the presence of a major staircase, covered with fine marble, and an elevator, both located in barycentric position with respect to the standards of livability of the rooms. The solarium, on the other hand, is accessed via a dedicated spiral staircase located on the first-floor terrace.
On the ground floor, the entrance is framed by a wall decorated with wood panelling and mirrors; from here you enter the living room, a large and bright space where you can receive guests and share convivial moments in good company. The living room is divided into two distinct areas: one is dedicated to video and multimedia; the other, gathered around the large eighteenth-century fireplace, is designed for conversation and reading, a true homey corner from which to admire the lake in all seasons. A small area used as a study completes the room.
The black and white marble flooring enhances the brightness of the room, and recalls the colors and identity of the FONTANA Milano 1928 brand, while the walls are embellished with fine wood boiseries and stucco. The living room is thus completely rethought with a new, elegant and comfortable look, enhanced by handcrafted details and ambience lighting.
Kitchen and Dining room
The kitchen and dining room are on the ground floor. Conceived and designed in perfect Beaux Arts style with pastel colors and refined details, the kitchen is complete with the latest hi-tech functional elements. Fine stone countertops are arranged around a comfortable serving peninsula. Harmonizing the space is a delightful corner area designed to provide family warmth, with the roundness of a semicircular sofa and table, placed by the bright lake view window and with access to the outdoor living area.
The latter, accessible through the large windows that cover the entire living area, can be used as an outdoor dining room during the warm season, offering a breathtaking panoramic view and allowing to enjoy the pleasant microclimate of the lake. Even on colder and rainy days, one can admire the outdoors from the coziness of the indoor dining room, which is located next to the kitchen, representing a reserved and essential environment welcoming a good number of guests.
Serving the living area, a bathroom and a cloakroom for guests and the whole property complete the ground floor.
Villa entrance and rose garden
The ground floor terrace provides easy access to the surrounding garden. Integrated into the hill, it follows its morphological profile by means of rocks and terraces. There is no lack of aesthetic and functional details aimed at improving its usability. A rarity is the rose garden, which is secluded and private. Situated at the end of the garden facing the lake, it is flanked by a small greenhouse for the cultivation and care of special plants. Water features and plant essences frame the entrance to the villa, through an evocative path that branches off from the pedestrian gate and the private parking area.
Master bedroom
The staircase, or elevator, provides access to the various floors. The second floor includes the sleeping area, with three bedrooms and three en-suite bathrooms. The hallway between the rooms is a multipurpose space that can be used for closets, multimedia, secretaire or bookcase. All rooms are spacious, well exposed to lighting and ventilation, with views over the surrounding landscape.
On this level, paved with parquet, the layout of rooms and furnishing focus on the use of fine materials; appropriately designed and studied for each room, the boiseries form a fil-rouge between the various rooms. They are made of selected and veined woods, transparent or color-lacquered.
Bathrooms are styled by marble cladding in light colors or by white or ivory lacquered boiseries. Enhancing the finishing shades, we have design branded faucets and large showers, mixed gargoyles or whirlpool tubs.
Solarium
From the large terrace on the second floor, you can easily access the upper floor, where the solarium is located, by an external spiral staircase. Here privacy is combined with the breath of an open-air room, and the panoramic view of The panoramic view opens up to 360 degrees over the lake and the mountains.
Studio
The villa’s most refined and customized facilities are on the lower levels.
The first underground level, in its space redesign, features: two double bedrooms for guests or service staff; two bathrooms in continuity with the ones on the upper floors; and an important study complete with library, accessed by a multi-purpose hallway furnished with full-height cabinets and bookcases.
The study with library is furnished with full-height shelving for a well-organized arrangement of books and documents. It is a cozy and private space, a place where you can read, study and work with appropriate peace. A large entrance hall with two sliding doors discloses the room, revealing the important desk and armchair seating. On the left of the desk, a reading and conversation area has been designed, where armchairs, seating, countertops and shelving recreate the cozy, muffled ambience typical of libraries of Ville di Delizia of the best families, Inviting people to stay for a chat or to read a good book.
On the same floor, two rooms are used as wine cellars, where wines can be sorted by type and according to vintages of production.
Spa
The second underground floor is entirely reserved to living complementary uses. It includes a SPA, which covers about half of the available surface. It is characterized by the presence of several interdependent environments, such as: fitness area with treadmill, exercise bike and TV screen; “Sasha Jacuzzi” area with Turkish bath, sauna, emotional showers and Jacuzzi; relaxation area with continuous waterfall column, salt wall and loungers to relax to the slow flow of water. Dressing rooms, showers and toilets complete the environment.
Characteristic element of the spa is, once again, the wood on walls and floor, in the natural oak longstrip flooring with anti-moisture and anti-infiltration hot-tar finishes.
tavern
On the same floor, a home cinema room has been designed down to the smallest detail, taking into account the acoustics, the arrangement of the furniture and the installation of audio and video systems.
Next to it, a tavern and a billiard room complete the spaces dedicated to entertainment, games and good company. A single refreshment area, located in front of the elevator and in the middle of the other spaces, serves both spa users and those in the movie theater and billiard room. The custom-made counter becomes a screen for the facilities located at the back of the same: from the laundry, to the ironing room, to the armored vault.
A corridor leads directly to the garage.
